Glin Court

Dublin City Council’s Glin Court development comprises the demolition of two existing flat blocks, and their replacement with 32 older persons’ apartments in a three-storey L-shaped block. 

Following the layout of Glin Court, the development substitutes a length of the 5.5 metre roadway with a traffic-calmed carriageway and public realm improvements – to create a new sense of place in this 1960’s cul-de-sac enclave. 

Adapting the deck-access typology developed by PKA in our previous Liberty House and Cornamona Court developments – both for Dublin City Council – Glin Court has own-door units at ground level, with two floors of apartments above.

The ground floor units have a gated privacy strip between the dwelling entrance and public street, as well as a private patio garden to the rear that opens onto the communal gardens which separate the development from the back gardens of neighbouring houses.

Accessed from a combined stair / lift core between the two ranges of apartments, all of the upper-floor units are dual aspect, with a kitchen / dining / living room that extends from front to back and opens onto a private balcony. 

The development also includes a replacement community facility at ground floor level which comprises a sitting room and dining space, as well as a commercial kitchen for the Coolock Meals-on-Wheels charity.

PKA were awarded the commission following a limited framework competition in 2019; a Part 8 planning approval was granted in 2021; construction commenced in March 2023; and handover is scheduled to take place in December 2024.
