PKA: Cost Control

Cost control is an essential requirement of every project. PKA is committed to the view that architecture is not just about how things look - good design also involves using resources effectively and responsibly within the client’s budget targets for the project.

The responsibility of the design team – and the quantity surveyor in particular – is to manage the project finances and achieve an economically balanced relationship between quality, utility, appearance, and cost.

The cost control process begins with the preliminary order-of-magnitude estimate: this forms the basis for design development and all subsequent budgeting, and it is the tool to monitor design development against the agreed cost limits as the project progresses.

During the design development phase, PKA works closely with the quantity surveyor to provide regular reports updating the client on the current financial situation, thus allowing decisions to be taken if cost savings are required to stay within budget.

Well prepared documents are essential for competitive tendering and cost control during the construction process. Poorly prepared documents give rise to claims, extra cost and delay projects. PKA particularly pride ourselves with excellence in this area.

Agreement of contractors’ accounts is expedited by regular cost monitoring throughout the construction phase; PKA are acknowledged for cultivating positive inter-relationships between contractor and design team - relationships based on fair dealing and respect.

Whole life cycle costing techniques facilitate project financing and business plan projections for operation and maintenance of the completed building; PKA can assist in this area when required.
